, complete the Property Form, upload your photos and make your payment by credit
card or through PayPay's secure on-line payment facility.
Payment
To
ensure optimum security and ease of payment, Tenerife Properties Direct use
“PayPal” services allowing you to conduct safe transactions on-line.
You can pay using your Credit or Debit card or you can use a Paypal account.
After
entering all your property details, if there appears to be a problem with making
a payment, try again by using our PAYMENT of FEES & OTHER SERVICES
page. If this fails, give us a call on 922-735-408 and we can take your
card details over the phone. At this time we will also be able to confirn
that your property details have been successfully stored on our system.

Notice:
If you are approached by an estate agent in Spain, ensure that under no
circumstances do you part with any commissions to the agent until the sale is
completed, even if they have paid the buyers deposit into your bank. If the
contract is cancelled or something goes wrong, you may have to return the deposit to
the vendor and have a separate battle to get the commission back.
Tenerife
Properties Direct are not estate agents ,
and do not charge or add commissions to the price you ask. The price you agree
direct with the buyer is the price you receive. You are in full control of all
negotiations with buyers. Once we receive an enquiry, for your property, you are emailed
automatically the details for you to contact the buyer at a time most suitable
to you, and thereafter you communicate directly with the buyer. Subject to your
chosen vendor pack, you will also receive a text alert of your email enquiry.
Taking
Photos
When taking property
photographs here are a few pointers and remember you do not have to be an
expert, most estate agents work with standard cameras, just take a good
selection of photos to be able to select the best results. Digital
photos should be taken at the lowest quality or resolution for on-line display.

If
you are using a digital camera or scanning a photograph use the lowest quality
resolution as large files will take much longer to upload.

In
a small room like a bathroom try holding the camera high above your head and
angled down to the best corner.

In
some cases you can achieve better results by photographing a room from outside,
i.e. through an open window or door, avoiding the frame of course, or maybe
shooting down from a staircase.

Obviously
try to avoid a dark cloudy day for your outside shots, and don’t forget the
communal pool if there is one. Angled shots work better than a direct square on
shot to the front of the house. The local beach, Park or an attractive town or
village square can all make great photos which help you potential buyers to
appreciate your property.

Try
to ensure the place is tidy and that as much natural light as possible is
available through all windows and doors.

Gardens,
driveways, solariums etc. should not suggest work required. Get rid of the
weeds; repair a broken step or leaking drain pipe

Do
remember that the views and outside shots are sometimes as or more important
than the property itself.
Viewings
You
will receive contact details of buyers along with any message they submit. You
will then be free to contact the buyer at your convenience although we suggest
as soon as possible as they may be looking at other property at the same time.
Try
to be flexible on time, and if your property looks better at a certain time of
day due to sunlight, try to arrange for that time.
Check
that the buyer is not dependent on selling a property before they buy as it
could take them a long time and you may be wasting your time. Equally, it is
still worth having the conversation as they may happen to sell next week and you
could then have a serious buyer on your hands. Try to chat about what they are trying to achieve as this may help you
understand what may be most important to them about your property, i.e. easy
distance of beach, golf course or shops, extra space for guests, privacy,
proximity of schools, etc…etc…
Avoid
any exaggeration which will result in both parties wasting time. You should however accentuate the positives about your property, the location
the views, lifestyles and any other endearing aspects. Any less appealing
aspects can normally be offset with a positive, and if not, this is no doubt
reflected in the price. By dealing directly with the buyer, you will be in a stronger position to know
if they are seriously interested. Wherever possible it is better to contact a
buyer by phone rather than email.

service.
What
is a featured property ?
If
you are in a hurry to sell you can opt for a featured property marketing package
( subject to availability ). This will get your property shown on the home
page of our website AND feature in our local press adverts.
Key
Holders
Tenerife
Properties Direct do not accompany viewings, we simply introduce buyers to
property vendors. If you do not live at the property you are selling, you may
wish to appoint a friend or neighbour as a key holder. All discussions with
buyers will still be direct with the vendor but the vendor may require a key
holder if they are not able to accommodate viewings.
Help

Having
arranged the viewing, you should capitalise on the opportunity to sell your
property by simply imagining yourself as the buyer. What would encourage you to
buy and what would discourage you from buying your property?
It is important that attention is paid to detail, to ensure that your property
is allowed to sell itself. There is no guarantee of a yes, but sometimes the
slightest difference can swing the decision between your property and another. Make absolutely sure they
know the way. If they get lost it could kill a sale. If your place is very
difficult to find, arrange to meet them at an obvious landmark, and guide them
in afterwards.

long will my Spanish property remain on site?

Inconvenient
Calls
We
receive all enquiries and pass the contact details of buyers directly to
you, the Seller, so that you may contact them at a time that suits you.
Only in the event that we are unable to contact you with an enquiry, will we
pass your contact details to a buyer for them to make direct contact. This is to
avoid the risk of delays which could jeopardise your property sale.
What
price should I ask for my property?
It
is common for estate agents to ask vendors, what they want for
their Spanish property and add their commission to that price. This commission
is often 5% to 10% and more so you will see immense differences in the prices
quoted by the various estate agents as a result of this.
If you have been given prices by a couple of estate agents, and assuming they
are similar, you can make allowances for the commission they would charge and
that’s your price. If you haven’t been given any guides on price, find out
what properties have sold for in your area, and search on various websites to
see what else you could get for a similar price, taking into account location
and any other known factors.
As you are not paying commission through Tenerife
Properties Direct, you have the opportunity to be more competitive. This
means that for a property being sold by estate agents for 157,500€,
assuming a commission rate of 5%, the true price being asked for by the Seller
is 150,000€. By Selling direct, you the seller could sell for 153,500€
- this means you get an extra 3,500€ and the Buyer is paying 4,000€ less
than he would if he went via an estate agent. More importantly, your price
is going to be lower than that appearing in any estate agents office and will
attract more potential buyers which
can only mean a quicker sale!
Should
I take a deposit?
A
10% deposit is normal, to show commitment. However, our advice is that
this is handled via a solicitor - this protects both parties.
Do
I need a Solicitor?
Whether
you are buying properties in Spain for your own personal use or for investment
income you should always use a solicitor. Complete Legal

everything for you and will guide you through the maze of paperwork saving you a
