Is it safe to buy direct from the vendor ?

Yes, but even if the Vendor is a "friend of a friend" always get the advice of a solicitor, who will provide the following services for you ;-

  • Attend Notary

  • Approve any contracts of sale

  • Confirm Legal title

  • Conduct searches with the Land Registry

  • Serve as Power of Attorney if you are unable to attend at the Notary

  • Setup Utility contracts (water, electricity etc.)

  • Organise completion dates.

 

Is there a charge for buying property through Tenerife Properties Direct ?

 

No, no charge whatsoever. We charge the vendors a small fee to market their property and no commission, saving them and you thousands.

 

How can you GUARANTEE the best price?

  • We do not charge any commission to the buyer and/or the seller.

  • Because the sellers agree that the price advertised on our web site is lower than or equal to that advertised anywhere else, less any commission the other establishment may have included and if they have forgotten about any deal signed elsewhere that they will match it.  

 

 

Should I use a Solicitor based in Spain or my Home Country.

 

There are many good Spanish Solicitors based in Spain who speak perfect English and benefit from local knowledge on a daily basis.  There are Spanish Solicitors in the UK who are able to conduct your conveyancing requirements, although they will still have to employ the services of a Spanish Solicitor which has to be charged to your account.

How do I find a Solicitor?

  • Ask amongst your friends for people who have bought previously. Most people know somebody who has bought a place in Spain, and only personal experience is better than a personal recommendation.

  • Make sure the solicitor covers the region you intend buying in.

What Spanish taxes must I pay in addition to the purchase price?

 

The Spanish government charge a tax of 7% of the declared value of the property. This is payable upon completion. For other associated costs see Buyers Guide.

 

How do I know a good deal when I see one?

 

It’s worth doing a little research as this will boost your confidence when you negotiate the price. There are plenty of agents advertising resale properties, in magazines, papers and in their windows, in addition to their websites. You will soon see the difference in how much extra you can get for your budget on the Tenerife Properties Direct website.

 

Do we need to have a survey done ?

 

Structural surveys are often conducted on older properties, although when properties are within builder’s guarantees, surveys are less popular. Regardless of how new the property, if you have any doubts it would probably be worth the peace of mind to employ a surveyor. Your solicitor can often assist with this.

 

How long does it take to complete a sale on a resale property?

 

A purchase can normally complete within about 6-8 weeks and often less. You will agree the completion date through your solicitor.

 

What if there are tenants in the property?

If you want to rent the property out, then this may well be a convenient way of achieving an immediate yield on your investment. You should request a copy of all tenancy agreements for your Solicitor. If you don’t want to continue with  the tenancy you should definitely request a copy of the tenancy agreement for your solicitor.

 

 

How can I be sure I am dealing with the real owner?

 

Your solicitor will conduct all searches to ensure legal title, and all other matters to ensure your safe, debt free purchase.

 

Should we pay a deposit ?

 

Not without speaking with your solicitor. You should however prepare a 10% deposit, which is what will probably be required to secure the property for you. Under no circumstances should you pay a deposit direct to the Vendor, no matter how much they try and convince you.  Your solicitor will normally be happy to hold the deposit for you until such time as everything has been verified and can then be paid.
